Lift Vandalism

The lift CCTV system has been installed and all blocks are now operational although a lot of configuration and adjustments are taking place to help reduce the amount of electrical interference affecting the cameras.

Over the past few days several instances of vandalism to the lift car buttons has occurred. Finally we are able to view the footage to identify the mindless idiots who are vandalising our property.

The management office and JMC have extracted the video footage and the incident and security are currently looking for the perpetrators. Once found these people will be billed for the cost of the repairs.

Tender Notice – Security Doors & Grilles

Please be informed that Villa Wangsamas JMB currently embarking on security enhancement project as approved in the AGM and several security measures will be adopted along the way.
  • Security grill gates will be installed on each link bridges
  • Glass swing door and grill gates will be in placed at all main lobby entrances (applicable to Level 1 only)
  • Security grill gate will be installed between Level 1/ 2 staircases (phase 2) and between Level 6/7 staircases (phase 1)
The Management invites any resident whom are in this ironmongeries trade business and have the finance ability and trade capability to participate in our tender exercise.

Residents who are keen to participate on this project may collect our tender document from the management office within office hours.

Tender Open Date : 28/6/13 ( Friday)
Tender Closing Date : 12/7/13 (Friday)

Note : All tender quotation submission must reach the Management Office by 12:00 noon on 12/7/13 (Friday).

22/6 Lift CCTV and Car Interior Update

Further to the last update the CCTV installation is continuing well.

The camera’s have been installed into the lifts and the system is currently being currently being commissioned and any issued and being ironed out.

The picture below was taken whilst the contactor tests the system at a block and works to improve the camera angles and picture quality.

The interior upgrade project is continuing although progress is slow due to several factors.One of which is owing to the high costs involved we are taking an extremely cautious and diligent approach in the best interests of all Villa Wangsamas JMB members.

In today’s JMC meeting we have agreed the main work package and the option to upgrade the ceiling’s will be looked at separately due to time and cost pressures.

How to get Astro B’yond HD TV

Following several recent requests for information and issues regarding Astro B’yond HD channels we would like to clarify the situation:

There are 2 ways that you can subscribe to the services:
    Via the new central dish service provided by LS Ang

Please note that the system installed by the developer provides SD pictures/channels only and cannot be upgraded.
After failed attempts to try to get Astro to install a new system free and contacting several contractors we found that the cost of a new system prohibitive.
In 2012 a 4 year exclusive agreement was signed with  LS Ang Audio Visual Trading to install a new Astro B’yond compatible satellite system.
LS Ang operate a model whereby they install a complete new system for very little cost to the JMB subject to an agreement for 4 years covering both maintenance and exclusive rights to installation so that they can recoup their investment in the new system.
Recently several illegal connections have been found whereby external contractors have connected the cables. In one case the HD box was connected to the old system which didnt work and in the other access to the riser was obtained and connection was made to the HD system.
LS Ang will be disconnecting their connection unless the appropriate fee is paid to them.

Our condo is full wired up for Maxis fiber and the Astro service is now available via Maxis
Please note that as per the house rules external dishes are not allowed and action will be taken against those who fail to adhere to them.

Swimming Pool Bridge Restoration

Our maintenance team have recently carried out some restoration works on the timber swimming pool bridge.

The gazebo between blocks and F and G is also pending repair and the unsightly broken timber will be removed asap.

Debtors Update - 13 June 2013

Over the past few months enforcement activities have taken place with action taken to incluude baring access to common services and commencement of legal action by our appointed lawyer.

Last week the management office team initiated action action against another 114 units after multiple warnings were given and ample time was given to settle outstanding bills.


The typical excuses for why people pay late seem to be:
  • I am away and I do not know on the matter
  • I am too busy and have no time to pay 
  • I did not receive any notices , hence you cannot blame me for not paying 
  • I forgot and if you see my payment record and I am always late for payment. Therefore you must know my style and should not take action on me why always target me and it is not fair 
  • I am an old man, why are you doing this to me 
  • I am broke so I cannot pay
  • I have paid all the money to the previous management on the opening sum balance but I cannot prove it as I don't have the habit of keeping a receipt, so you must write off all the debt 
  • I am a tenant and you should go after my landlord I paid all my water bill promptly (but not the service charges) and you cannot throttled my water
  • My unit is vacant with no tenant, you cannot penalised me 
  • I have money but I don't want to pay because I'm not happy with x 
  • I don't like my view because it looks out onto the car park

The management and their contractors are entitled to perform their duties without incurring abuse, threats, harassment or violence from residents and the JMC will support them seeking full police action for any breach of this.

Any disputes should be solved amicably as civilised adults and not with violence or threats.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

In addition please ensure that you have provided your correct mailing address to the management office to ensure that the bills are sent to the correct location.

As a result several personnel changes have been made over the past month or so which has resulted in several changes to contact numbers and we would like to apologise for any inconvenience that this has caused.

Lift CCTV Update

Installation of the lift CCTV is still continuing with good progress being made on the cabling works to connect the lift room to the server room.

The cabling work inside the lift chamber is planned to be carried out between 13 – 20 June.

To minimises residents inconvenience only 1 lift at a time will be shut down to ensure that 2 lifts are available.

Our contractor is hoping to complete the installation by 27 June
