Access Card issues in Tower E & H

Please be advised that a fault has been found with the access card controllers at the following locations which may cause some cards not to function:

Tower E, levels 1-6
Tower H, levels 3-3A

The contractor is currently awaiting parts and it is hoped that this issue should be resolved by Tuesday.

Access Card System Update

Please be informed that to help improve security, “Rresident Access Cards” can now only be used to access residents home blocks only and will not allow entry to other blocks.

The updating of residents access card data is still ongoing and any inconvenience caused by the updating is very much regretted.

Below are some frequently asked questions:

What do i do if my card does not work?
Call the management office for rectification during office hours. Outside of these times please contact security

How do i visit my friends who stay in other blocks?
Ask the host to collect you from the lift lobby or to obtain assistance from our guards at the lobby

I rent a car park space at a different block and have difficulty getting the lift at my block?
Providing that the owner has registered then please come to the management office to activate your card for your block and please remember to bring along your parking space rental agreement for verification

I have registered earlier and my card still does not work?
your data particulars provided could be incorrect. Please verify with the management asap.

Unregistered Access Cards & Parking Stickers

As per several recent announcements the Management Office team have started deleting 4,643 unregistered access cards from the system.

Residents who’s cards do not work will need to register as a visitor to enter and seek the guard to call the lifts for them. The guards have been given a supply of residents registration forms to pass to residents who find that their cards no longer work. Residents will then have to visit the office to complete the registration exercise.

The Management Office report that a lot of residents and now registering their details however some are shouting and screaming and don’t want the management office to have their name and details. The team have been instructed to be firm and cards will not be reactivated unless the registration process is followed.

It also has been observed that many cards look illegal and possibly obtained from other sources. These cards will not be reactivated and residents will need to purchase an official card. Please contact the management office if you require further information.

In addition cars found without parking stickers can expect to be clamped without further warning.

2011 & 2012 Audit Update

We are pleased to announce that following last October’s AGM, the long delayed 2011 Audit Report is now available for download from here:

Following the appointment of JL Facilities Management last July we appointed the auditor to perform a 1H 2012 Audit covering the previous management companies tenure.

This has been completed and the auditor has now been appointed to complete the 2H 2012 Audit.

We expect this to take a few months and following completion a single consolidated report will be available.

Recent Vandalism

There have been several recent cases of serious vandalism occurring whereby graffiti has been sprayed or written onto walls and other structures.

This is completely unacceptable and all forms of graffiti are prohibited at our condominium.

Anybody caught vandalising property will be referred to the police, named, shamed and charged for the necessary repairs.

Residents Registration & Car Sticker *Extension*

Further the recent update on the residents registration excercise and car sticker issuing, the deadline has been extended to Friday 15 March.

Following this:
  • All unregistered access cards will be deleted from the system 
  • Any cars without the 2013 car sticker will be barred and those found parked inside without a sticker will be clamped

9 March 13 – Debtors Update

Over the past few months enforcement activities have taken place with some positive results. The JMB have appointed a lawyer to deal with the owners who have ignored the demands or simply refused to pay.

These stubborn and selfish residents have already received demands and court action will be initiated if they continue to ignore the demands.

The typical excuses for why people pay late seem to be:
  • I am away and I do not know on the matter
  • I am too busy and have no time to pay 
  • I did not receive any notices , hence you cannot blame me for not paying 
  • I forgot and if you see my payment record and I am always late for payment. Therefore you must know my style and should not take action on me why always target me and it is not fair 
  • I am an old man, why are you doing this to me 
  • I am broke so I cannot pay
  • I have paid all the money to the previous management on the opening sum balance but I cannot prove it as I don't have the habit of keeping a receipt, so you must write off all the debt 
  • I am a tenant and you should go after my landlord I paid all my water bill promptly (but not the service charges) and you cannot throttled my water
  • My unit is vacant with no tenant, you cannot penalised me 
  • I have money but I don't want to pay because I'm not happy with x

The management and their contractors are entitled to perform their duties without incurring abuse, threats, harassment or violence from residents and the JMC will support them seeking full police action for any breach of this.

Any disputes should be solved amicably as civilised adults and not with violence or threats.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

In addition please ensure that you have provided your correct mailing address to the management office to ensure that the bills are sent to the correct location.
