Pool Update


Please be advised that the repairs to the pool filtration system have been delayed due to the pool contractor encountering a delay in the delivery of the filter silica sand. This is due to a shortage in the market and a knock on effect of a recent lorry strike.

We will be following up with the contractor to see what (if any) options are available to expedite the repair.

NOTICE ON CENTRALISED ASTRO HD (BEYOND) AVAILABILITY

Dear Residents,

We are pleased to inform that the installation works for the centralized Astro High Definition (HD) @ Astro Beyond has been completed.

As mentioned previously, L.S. ANG AUDIO VISUAL TRADING has been appointed to install, maintain and service this new system. They will also be responsible to connect any units which would like to upgrade to the Astro Beyond service.

Residents who wish to upgrade are advised to contact L.S. Ang at:

Note: An installation fee of RM180.00 will be charged for HD connection subject to availability of special promotion by Astro.

Astro Beyound FAQs: For Upgrades Only 
Q: How much is the standard ASTRO b-yond upgrade cost?
A: Standard Upgrade (normal HD decoder) – RM 180 (After deduction from ASTRO of RM 100)

Q: What is the cost if I choose to have ASTRO b-yond PVR?
A: Standard installation RM 180 plus RM 150 PVR decoder, total RM 330

Q: I understand that in order to have ASTRO b-yond PVR, additional exposed cable will have to be pulled from the corridor into my unit?
A: Yes

Q: Do I have to pay additional cost for the additional cable?
A: Yes, there will be an additional charge of RM 80.

Q: Is it possible to have the additional exposed cable to be hidden in my unit?
A: Yes, it can be done by adding a gadget called Stacker/De Stacker.

Q: How much do I have to pay for the Stacker/De Stacker?
A: Made in China RM 300 or Made in Belgium RM 380

Q: If I choose to use Stacker/De Stacker, do I still have to pay for the RM 80 additional cable?
A: No.

A: ASTRO new application charge is RM 100

Q: What if I am an existing ASTRO subscriber who just moved in to Villa WangsaMas, how much do I have to pay for the connection fee?
A: RM 50

Q: How much do I have to pay if I do not have an ASTRO account and wish to apply for ASTRO b-yond package?
A: Standard installation RM 100 plus Standard Upgrade (normal HD decoder) RM 180, total is RM 280.

Q: What is the cost if I choose to have ASTRO b-yond PVR?
A: Standard installation RM 280 plus RM 200 PVR decoder, total RM 480.

Appointment of JL Facilities Management Sdn. Bhd.

Please be informed that the JMC have terminated the services of SPM (Stratified Property Management Sdn. Bhd) effective 30th June 2012.

Following an extended period of planning and due diligence, we are delighted to announce that JL Facilities Management Sdn. Bhd. have been appointed as the Management Services provider for Villa Wangsamas effective 1st July 2012.

JL have an impressive portfolio of well managed properties which include the neighbouring developments of Sri Maya and Riana Green East. We are hopeful that over the coming months JL will be able to provide the expertise and leadership to begin clearing the backlog of maintenance and long overdue improvements at Villa Wangsamas.

The new building manager will be onsite shortly to start the transition, review the performance of the contractors and on behalf of the JMC help follow up on the many outstanding issues that we have.

There will be no change to payment arrangements so please continue to make your service charge payments as you currently do.

31/05/12 Debtors Update

The latest debtors report is now available for download here: 31/05/12 Summary

Please note all monies outstanding for more than 60 days will result in recovery action being taken regardless of the sum owing.

The managment office have recently initiated enformnetment activities to recover the large sum of money owing to the JMB and the initial results are positive.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

Please ensure that you have provided your correct mailing address to the management office to ensure that the bills are sent to the correct location each monh.
