Please note that during this work the alarm may sound for short periods during the day and no action is necessary unless you here a continuous alarm for several minutes.

18/02/12 Updated Debtors Report

The latest debtors report is now available for download here: 18/02/12 list of debtors by block

As of January 2012 the developer has handed over the accounts from 2008-2010 and any sum owing from that period will be reflected in your current bill but will not be reflected in the debtors report until 60 days have elapsed.

Please note all monies outstanding for more than 60 days will result in recovery action being taken regardless of the sum owing.

All residents are reminded to check their statements and report any payments that may have been missed to the management office without delay.

In addition please ensure that you have provided your correct mailing address to the management office to ensure that the bills are sent to the correct location each month

Update on the issues encountered during the TNB maintenance works on 15 February

On the 15 February TNB performed some maintenance which required electricity interruption to several blocks. As a result of this work several serious problems were encountered and we would like to provide an update on the various items:

Towers Affected

The letter received from TNB listed only a few towers but the power cut was extended to other towers as well. We understand that this caused great inconvenience however the root cause was TNB making a mistake by failing to list all affected the towers correctly.

Lifts

The lifts and some common are lighting are backed up by generators which are maintained on a regular basis and worked correctly when the power was cut.

When power is cut there is a short period before the generators start and the service is resumed. Following this period the lifts in tower G failed to restart due to the electronics requiring a password which the previous lift company had implemented. The previous lift company (Kone) were contacted and a delay was incurred before their engineer arrived and the necessary information was given following which the service was resumed.

Access Cards

Unfortunately many people encountered problems following the power cut and the access card contractor was called to investigate. The initial finding ware that the local controllers which manage the various zones encountered a software corruption when the power the cut which resulted in many cards failing to work. The problem was resolved by the technician rending the database details to each controller.

The JMC are concerned about the stability of the system and will investigate the options available to add resilience to the system when power interruptions occur.

If any residents are still encountering issues with their access cards then please contact the management office and provide your card details.

Management Office

Several complaints were made about the poor response by the staff to issues raised by residents The JMC take these complaints very seriously and have relayed our discontent to the new building manager (En Habib) and the Operations Director (Mr. Kelvin Tan). We have been assured that these problems will not occur again and will be monitoring the standard of service.

Lift Renovation Update

The condition of the lifts has been an issue for some time and the JMC have been working on producing a plan address the issues.

Over the past few months the JMC performed a tender exercise for an upgrade to the lifts by renovating the car interiors as follows:

• Hairline Stainless Steel walls and doors
• Rubber stud flooring
• Full height door sensors for additional safety
• CCTV

The 9 bomba lifts would have a different interior to due to their use for movers and daily rubbish removal.

Villa Wangsamas has 27 lifts and owing to the scale of the project it requires major expenditure in the region of RM400k.

Unfortunately owing to the scale of the project and it’s expenditure it will have to wait until the AGM (tentatively in June) to get the JMB approval and funding either through an increase in sinking fund, a one off payment per person or funds permitting from the sinking fund reserves.

The income and expenditure reports have been published on the blog and from these it’s clear that the sums collected are inadequate for anything more than light maintenance. The 2008-2010 sinking fund has now been handed over to Villa Wangsamas JMB however they are in the form of debtors and will not be available until the debt recovery exercise is successfully carried out. The current sinking fund is also in the form of debtors due to insufficient cashflow each month.

During the previous AGM the proposal to revise the rates to a sufficient level was rejected by the JMB at last so we have to live with the funds we have and focus on reducing costs in order to balance the books.

It is planned to share the upgrade proposal well before the AGM to allow people to fully understand what is being proposed and provide feedback.

We hope each and every member off the JMB will attend the AGM and support the long overdue upgrade plans for the lifts are other projects.

New Building Manager

Following the resignation of Ms Lily Wong, SPM have appointed En Habibur Rahman Bin Sheikh Ali as Senior Building Executive at Villa Wangsamas effective immediately.

The JMC would like to welcome Habib to Villa Wangsamas and wish him every success in his new role.

Clubhouse Toilets - Vandalism

The Management Office were recently instructed to address the sorry state of the toilets in the clubhouse on the ground and first floor.

As discussed in the previous post we have been forced to temporally cut the water supply in the 1st floor toilets and following this some serious vandalism has taken place with many tiles around the basin being smashed off by somebody.

The management office are currently investigating this incident and will arrange for the repairs to be made asap.

HainanKing Cafe - Termination

Please be advised that Villa Wangsamas Management Sdn Bhd (Developer's Management company) in agreement with Villa Wangsamas JMB recently issued a termination notice to HainanKing Cafe due to their continued failure to make payment for the rent and utilities.

The notice was effective 13th February and the keys must be handed over within 7 days which is the 19th failing which court action will be taken to recover vacant possession of the ground and first floor premises.

Several weeks ago the water supply to the cafe was withdrawn was due to non payment of the rental and utilities.As a result of this it was found that the cafe staff were stealing water from the 1st floor toilets.

Owing to this the water was cut in the gents toilets and today it was found that water is now being taken from ladies toilets.

Once the handover of the cafe is complete the JMC will be putting the lease out to tender and the details will be shared with residents via the blog and notice boards.

Collection of Stickers - documents needed

Please remember that in order to collect your parking stickers you need to bring the completed registration form, personal identification (NRIC/passport) and a copy of your S&P/Tenancy agreement (whichever applicable).

Without the above items the management office will not issue the stickers.

Updating Of Residents Database & Issuance Of New Parking Stickers

Dear Residents,

This is to request for your cooperation to update the residents’ database.

To-date we have been relying on the information received from the developer. Unfortunately the data is outdated since many people have either sold or rent out their units.

A copy of the registration form can be downloaded from the blog to enable you to complete it prior to visiting the management office. Registration opens on Saturday 11 February and those who submit the completed form by 26 February will receive the new car stickers Free of Charge. Those who submit after this date will be charged RM 5 per sticker.

From 11 March onwards, vehicles not displaying the new stickers will not be allowed to enter. Those found to have parked inside the premises without valid stickers may be clamped.

Intercom System Update

Further the previous post in October the new security company will shortly be testing the intercom system for each unit. Please ensure that any known issues with your intercom are reported the management office without delay.

We have also received reports that some residents have removed the intercom from their units so any replacement will be at the owners cost.

We are keen to tackle the management of visitors and the intercom will be a key part of that process so any faulty/missing units will delay entry of your visitors.

We will provide an update asap regarding the SOP for visitors so that everybody is aware of the process that should be followed.

February 2012 Bill

Please note that the bill for February will be posted on Wednesday 8 and Thursday 9 Feb. The delay is due to both the Chinese New Year holiday and the handover of accounts from the Developer (Setapak Heights) and any inconvenience caused is regretted.

Any monies owed to the previous management will now be reflected in your next bill and will need to be settled to the current Management (Villa Wangsamas JMB).

From the list that we have seen a large sum of money is owed many people have evaded payment due to the delayed handover. To address this SPM have been asked to commence proceedings to collect the outstanding debt asap.
