Security Update

Following recent speculation about a serious incident concerning a security guard, the JMC and Management Office would like to confirm that appropriate action has been taken which has resulted in the guard involved being terminated and returned to Nepal.

The JMC and Management Office would like to reassure residents that they are working with the security company to ensure that no further incidents occur and that the security and safety of Villa Wangsamas is not compromised.

Wheel Clamping

The JMC recently approved the purchase of 10 wheel clamps at a cost of approx RM400 each to help combat some of the parking issues that have been so prevalent.

All residents are reminded that you may only park in the bay(s) allocated to your unit. If your household has more cars than spaces allocated to your unit then some of your options are:
  1. Purchase another space from the developer
  2. Rent a space from another resident
  3. Park on the road outside

Vehicles which are found to be:
  • Parked indiscriminately
  • In another residents bay
  • Found to be in a visitors space
will be clamped and subjected to a release fee of RM100.

Since the clamps arrived in the last few weeks over 7 cars have been clamped and there is a noticeable decrease in cars parked indiscriminately although there is still more work to be done.

Plans are underway to replace the current parking stickers and once this is completed it will further help to reduce the parking problems.

Let there be light

The Illuminated sign on the roof has now been repaired and seems to be working correctly.


The delay in resolving was due to protracted discussions with the developer over liability for the repair.

After a considerable amount of time the management office arranged for a contractor to repair the faulty transformer at our cost.

Should the sign encounter another fault please assist us by reporting the issue to the management office.

Back online

My apologies for the lack of updates over the past 2 weeks which was due to urgent traval and then upon my return I found that my TM internet service is down.

Thanks to a Maxis 3G stick that I've borrowed I can now post this and over the next few days I will be posting some updates.

Blocks A & C Power Interuption

IMPORTANT NOTICE

Dear Residents Blocks A & C only

Owing to TNB needing to perform CT (Current Transformer) rectification work, the electricity supply to blocks A & C will be disrupted on Tuesday 22 March at the following times:

Block A: 10:00 – 13:00
Block C: 13:00 – 16:00

During the outage all electrical circuits will be unavailable which will result in there being no power to the buildings. Unfortunately this means that there will be no lifts operating and all units will not have any power during the above times.

Please take note of the above and your understanding on this issue is very much appreciated.

Tower H Lifts

Please be informed that one lift at Tower H is currently unserviceable due to a lightning strike on 13/1/2011 which damaged the GCU board and display card.

The management are making every effort to get the lift repaired asap pending the insurance claim settlement.

Your understanding on this is very much appreciated.

Lifts in Tower D-13A

Some rather sad and disappointing news regarding Tower D.

The lift button on level 13A has been deliberately damaged by somebody which has caused it to become inoperable. If any residents have any information regarding the culprits responsible then please inform the management office or security asap.

Please be advised that anybody caught deliberately damaging commons areas will liable to the cost of repairs and further action is likely to be taken.

Entrance barrier + gym door

The Management Office have confirmed that the barrier at the entrance to phase 2 has been replaced and gym door has been repaired by one of our handyman.

Many thanks for highlighting the door issue.

Club House Roof & Ball Games

As per the recent notices the roof area on top of the Club House has been closed until further notice due safety issues.

There were several instances of residents almost being hit by balls falling from the roof top and a few weeks ago unfortunately one resident was knocked unconscious by a falling ball.

There have been suggestions create a cage on the roof so that ball games can be played however with limited funds this will have to prioritised appropriately.

In addition to this I would like to remind residents that ball games must not be played in the car park or adjacent to the swimming pool area to prevent injury to persons or damage to cars/common areas occurring.

March 2011 Service Charge Advice

The management office would like to inform everybody that the service charge bill for March has already been placed in your letter box and for owners living elsewhere these will be posted to you tomorrow (9th March).

Please ensure that you settle this asap and remember to use the correct bank account information.

Phase 2 Entrance

A replacement barrier has been on order for some time and this is due to be fitted within the next few days.

In addition the management office are looking into the feasibility of improving the traffic flow at the entrance by making the following changes:


The key advantages of this design is that it will allow residents a more direct entry to P1 and visitors will be next to guard house.

Gym Maintenance

The JMC are pleased to announce that Gym Fit Marketing has been appointed to provide maintenance to equipment in our gym on a month to month basis.


The scope of the contract is to provide a a quarterly inspection and a 48hr weekday response to any equipment breakdowns.

Please note the following important information:
Gym equipment is both expensive to repair and dangerous if used incorrectly. With this in mind NO persons under the age of 18yrs are permitted to enter or use the gym equipment.

Please report any unauthorised use of the gym to security.

Swimming Pool Float Valve Repair

Maintaining Villa Wangsamas is an endless and expensive task with things behind the scenes often needing prompt repairs to prevent expensive catastrophic failures.


A good example of this is the swimming pool float valve which has been been found to be faulty and will cost RM2.5k-3k to repair and approved by the JMC.

The impact of this is that it is causing water wastage and putting extra pressure on the pumps which will lead to very expensive repairs if it’s not fixed very soon.

With critical items needing to be repaired it’s imperative that all owners ensure that their maintenance bills are settled on time.

New Landscaping Company

Following the previous management company’s exit there hasn’t been a landscaping contract in place which has resulted in some areas beginning to look like a nature park.

The JMC are pleased to announce that Peace Garden Hobbyest Centre Sdn Bhd have been appointed to manage the landscaping and gardening within Villa Wangsamas on a month to month basis.

The scope of their work will include the following:
  • Grass cutting
  • Applying insecticide
  • Trimming
  • Soil loosening
  • Applying fertilizer
  • Garden rubbish carry out
The start date is to TBC but is expected to be imminent.

Payment Information

Please note that following the change of management which took effect 1st January 2011, all payments must be made to the new account number.

Some residents are continuing to make payments to the old managements MBB account which is causing delays.

New Security Company

Effective 25/2/2011 Eagle Eye Security were engaged to replace Gmp Kaisar Security.

Please extend your kind cooperation to them by parking at your allocated parking bay, advise your visitor or contractor to register at the guard house and follow their instructions.

Security will:
  • Enforce the no smoking rule at the swimming pool and clubhouse common areas
  • Clamp vehicles parked indiscriminately or without a valid car sticker
  • Prevent unauthorised vehicles from entering by only allowing cars in with a valid car sticker and access card
  • Enforce the no littering rule to help keep Villa Wangsamas clean and tidy
  • Prevent vandalism of common areas
With your cooperation we can make Villa Wangsamas safe and secure for all.
